Two Start-Up Options

Option #1 - Start Up for Tenant Occupied Property:

$250.00 Initial Set Up Fee

  • Creating the New Tenant Account in our state of the property management software system

  • Reviewing tenant records and lease agreement

  • Notifying the tenant of the new Property Management

  • Initial Inspection of the property to determine the existing condition and identify necessary repairs.

  • Setting up the Property Bank Account

$500.00 to be deposited into the Property Bank Account to handle minor repairs. This amount is to be maintained at this level, reviewed monthly. Funds to replenish the account to be taken from collected rents. Any portion, not used, at the conclusion of the PM contract, will be returned to the owner.

 

New Tenant Placement – 2% of first year’s annual rent.

Option #2 - Start up for Vacant Property:

Lease Listing & Tenant Screening

2% paid to Eagle Management for the Lease Listing & Tenant Procurement.

Up to 3% paid to an outside agent representing the tenant. This is a standard fee paid to an outside agent who finds a tenant for the property.

Service included in the Lease Listing Service include, but are not limited to the following:

  • Evaluate Property to determine if it is ready for a tenant

  • Handle all repairs, maintenance, installations to prepare home for listing & tenant.

  • Photos & Signage

  • List Property in the Multiple Listing Service

  • Marketing & Advertising

  • Handle all Showings

  • Application Reviews

  • Screening Top Tenant Applicants – Complete Background checks, including Criminal

  • Execution of Lease Agreement and Creating the New Tenant Account

  • Move-In Walk Thru and Keys

Monthly Fee – All Inclusive, no extra or hidden fees, services include but are not limited to the following:      

8% of monthly rent – discounted for multiple properties.

  • Creating the New Tenant Account in our software system

  • Setting up the Property Bank Account

  • Rent Collection

  • Accounts Payable to Vendors, HOA, and other misc.

  • 24 hour coverage to field and handle Repairs & Vendor Management

  • 24 hours access to your account to review all maintenance and accounting.

  • Manage HOA issues and violations

  • Regular ongoing Maintenance

  • Property Inspections - Preform visual exterior inspection with pictures of property every 3 months and Perform annual interior “walk through” inspections with tenants

  • Supervise all monthly maintenance of landscaping, pool/spa, and pest control (if part of overall maintenance requirement)

  • Monthly Property Accounting & Reports generated & tracked through our property accounting software

  • Yearly Property Income & Expense Reports & 1099 Reports

  • Lease Contract Management

  • Communication & Correspondence to Owners & Tenants

  • End of Lease Notifications

  • Move Out Walk Thru & Security Deposit Dispersal

  • Assess and recommend any End of Lease Repairs and Renovation

  • Supervise all repairs and renovations

  • 3-Day Notices

  • Evictions – Eagle Management will help with $500 towards the Eviction Fees and handle the eviction process

 

All fees are deducted from the monthly rent collected.

 

Compare our rates to others and you will see that some of their services are an extra “fee”. After they tack on their added fees for the same services we provide, you will see our rates are fair and competitive.
